I would buy. You can edit what you don't like. But again, my style is "best bang for buck". Then when you factor overclocking in on top of that, your gonna have a screaming fast PC.
Motherboard:

That board will handle DDR2 and DDR3. I'd go for just a 4gig set of DDR2 for now, until the price comes down on DDR3. Really, DDR3 hasn't shown the performance increase for the money. Wait till it comes down a bit, then go for it.
CPU: I like that CPU you linked to in the OP. On 45nm core chips though, you have to be really really careful with the voltage. Don't go over 1.35v-core. 45nm cores have been experiencing "sudden death syndrome" from people using to much v-core. Just something to watch out for though.
Ram:
